- Decode a 10-page Dutch lease on the spot and decide whether the rent actually matches the WWS points, whether the “all-in” price hides illegal service costs, and whether the deposit exceeds the new 2-month legal cap
- Send your full tenant dossier within minutes: passport, BSN/IND letter, three recent payslips, employer statement, landlord reference, credit extract
- Be in Utrecht within 24 hours for viewings or signing documents
- Watch out for scammers

1:Introduction and Intake
We schedule a free phone call with you to see whether this service may be for you based on your personal situation and give you advice, based up our years of experience.
Even if we don't end up working together, you'll leave with a clear path forward to support your relocation journey to The Netherlands.
If you decide to work with us, we'll send you an application form and collect your documents and check if this is in place.


2:Search & Preperation
You'll be in close contact with us, we will be available on WhatsApp and outside normal office hours.
We request viewings, schedule them, and join you if our schedule allows it. If you are not here yet, no worries, we will arrange a video for you.
We work closely with realtors and landlords. Hence, we also receive off market offerings often, giving us an advantage in the current market.
3:Proposals
Rental Proposal
If you like an apartment, we will make a rental proposal on your behalf. We discuss strategy and terms and conditions beforehand
Rental Agreement
Since Dutch law applies, the agreement will be signed in Dutch. We will translate it, check if its legally in place and go over it with you so you understand its contents.
Key Transfer
We will join you during the key-transfer and to make sure the check-in report is in place.

4: After Care
Utilities
We can assist you with the right parties to set up utilities and insurance.
Advice
Sometimes you need advice after you received the keys to your apartment. We will be there to assist and advice and you where possible.
Recommendations
We’ll be there to guide you with local tips, neighborhood recommendations, and everything else that makes settling in feel a little more like home.
