Moving your family to Amstelveen?
Here’s what the housing market really looks like for expats — and how to give your family the best chance of finding a home near the schools and workplaces you’re targeting.
Why expat families choose Amstelveen
Amstelveen is Amsterdam’s most in-demand suburb for international families.
- Top international schools on your doorstep
The International School of Amsterdam (ISA) and the Japanese School of Amsterdam are both located in Amstelveen, which makes school runs manageable and predictable.
- Major employers nearby
KPMG, Tata Consultancy Services, and dozens of Japanese and Korean companies have their European headquarters in or around Amstelveen and the Zuidas. That means short commutes for many expat parents.
- Suburban comfort, city access
You get green spaces, safety, and strong schools, while still being connected:
- Direct metro to Amsterdam Centraal in ~20 minutes
- Zuidas business district in ~10 minutes
For families with children, the trade-off is clear: you don’t have to choose between a family-friendly suburb and access to central Amsterdam — Amstelveen gives you both.
The reality of the Amstelveen rental market
Amstelveen has only about 90,000 residents. That’s a small city with a very limited rental supply.
At the same time, demand is constantly high:
- Corporate relocations from nearby multinationals
- Steady inflow of expat families for ISA and the Japanese School
- Local Dutch families competing for the same family-sized homes
You’re not just competing with other expats — you’re competing with corporate relocation budgets that can move fast and pay strong rents.
What 38 days of searching actually looks like
From 841 client cases, the average Amstelveen search takes 38 days.
That’s more than five weeks of:
- Paying for temporary housing
- Stressing about school enrollment deadlines
- Not knowing where your family will live or when you can settle
Meanwhile, the market moves very quickly:
- Most listings receive 20–30 responses within hours
- By the time you request a viewing, the landlord often already has a shortlist
- If you’re still abroad or have just landed without a local network, you’re starting from behind
This is why 33% of our Amstelveen placements are off-market — properties that never appear on Funda or Pararius.
In a city this small, our off-market network isn’t a luxury. It’s often the only realistic way to secure a family home without months of frustration.
Best neighborhoods in Amstelveen for families
Elsrijk
- Why families choose it:
Closest neighborhood to ISA, with tree-lined streets and playgrounds on almost every corner. Quiet, residential, and very popular with families who want to walk to school.
- Who it suits:
Families prioritizing school proximity and a calm, village-like feel.
- Typical rent:
€1,600–€2,100 per month for family apartments and houses.
Westwijk
- Why families choose it:
More spacious homes and apartments, often with modern layouts and good access to parks. Still convenient for ISA.
- Who it suits:
Families wanting more space for their budget, and willing to accept a slightly longer commute.
- Trade-off:
Commute to central Amsterdam is a bit longer than from Elsrijk or Stadshart.
- Typical rent:
€1,400–€1,800 per month.
Stadshart
- Why people choose it:
This is Amstelveen’s commercial heart: shops, restaurants, cultural venues, and the main metro connection.
- Who it suits:
Couples and smaller families who want maximum walkability and urban convenience.
- Typical rent:
€1,600–€2,100 per month.
Bankras–Kostverloren
- Why families choose it:
Green, quiet, and right on the edge of the Amsterdamse Bos, one of the largest urban forests in Europe.
- Who it suits:
Nature lovers who still need easy access to Amsterdam and Amstelveen’s schools.
- Typical rent:
€1,300–€1,700 per month.
How the rental process works in Amstelveen
Once you find a suitable property, speed and preparation are everything.
1. Move the same day
You should aim to submit your rental proposal on the same day you view the property.
2. Prepare a complete tenant dossier
Landlords and agents expect a full, professional dossier. Typically this includes:
- Passport (for all adult tenants)
- Employment contract
- Three recent payslips
- Employer guarantee letter (or a clear statement of income and contract type)
Having this ready before viewings dramatically improves your chances.
3. Income requirements
Most landlords require a gross monthly income of 3–4x the rent.
Example:
- Rent: €1,800 per month
- Required gross income: at least €5,400 per month
If you qualify for the 30% ruling, landlords generally look at your gross salary before the 30% tax adjustment.
4. Lease terms and language
- The lease will almost always be in Dutch
- We translate and review the contract
- We flag anything unusual, such as:
- Hidden or unclear service charges
- Break clauses that don’t match your expectations
- Any requests for illegal key money or non-standard fees
