Why Amersfoort
Amersfoort is what happens when a 13th-century walled town grows up around one of the busiest rail junctions in the Netherlands. Trains leave in five directions, Utrecht is one stop away, and yet the city stays off almost every international's shortlist. For our clients that invisibility is the product: Utrecht-level connectivity, a historic core most Dutch cities would kill for, and measurably less competition per listing.
Major employers are here too, including the head offices of FrieslandCampina and Nutreco and Yokogawa's European headquarters, so this is a working city, not a dormitory.
What the numbers tell you
In the Pararius Huurmonitor for Q1 2026, Amersfoort stood out for what did not happen: asking rents stayed roughly level with a year earlier, while the national free-sector average rose 7.3% to €21.12 per m2 and Utrecht climbed 6.5% to €20.47. Our own intake tells the other half of the story. Roughly a third of the ~1,550 housing requests submitted to us name Utrecht, with a median maximum budget of €1,500. That budget fights for scraps in Utrecht. In Amersfoort it rents a proper two-bedroom apartment, sometimes with a study.
Where to live in Amersfoort
Binnenstad
Inside the old walls: the Muurhuizen, the Havik canal and cafe terraces around the Hof. Stock is limited to apartments in and above historic buildings, typically €1,300 to €1,800. Ideal for couples arriving without a car; the wait for a parking permit makes it the wrong pick for anyone who needs one.
Soesterkwartier
The former railway workers' quarter directly west of the station, all early-1900s brick terraces plus the Wagenwerkplaats cultural grounds. Terraces and renovated apartments run €1,250 to €1,600, and you can be on a platform within five minutes of locking your door. Our pick for pure commuter value.
Vathorst and Hooglanderveen
The northern growth district with its own station: modern family houses, the canal-lined De Laak quarter, and the village of Hooglanderveen absorbed at its edge. Family homes rent for €1,700 to €2,200, newer apartments €1,400 to €1,700. Building continues here through 2026 and beyond, including new mid-rent units in adjacent Bovenduist.
Bergkwartier and Leusderkwartier
South of the centre, tree-lined streets with pre-war villas and 1930s family homes near the Utrechtseweg. Supply is scarce and prices start around €1,600, rising past €2,200 for the villas. The natural fit for established professionals and families wanting space without a new-build feel.
The quirk to understand: a small market that is actually building
Amersfoort's free sector is compact, which cuts both ways. Good listings collect applications within days even though the city is off the expat radar, and furnished stock is thin. But unlike most Dutch cities in 2026, supply is genuinely coming: the municipality and national government have agreed on 8,500 new homes by 2030 across the station-side Langs Eem en Spoor zone, Hoefkwartier and Vathorst-Bovenduist, with around 5,500 apartments planned beside the tracks alone.
