We help internationals rent a home in Utrecht

The fastest-growing city in the Netherlands

Utrecht is the fastest-growing city in the Netherlands - and the rental market reflects it. With an average search time of 6 weeks and rents between €1,200 and €2,000, this compact city punches well above its weight. A third of our successful placements here happen off-market, giving our clients a real edge.

Why single professionals are moving to Utrecht

Utrecht has quietly become the city of choice for professionals who want a great quality of life without the Amsterdam price tag. The city is the most central in the Netherlands - every major city is within 30 minutes by train. Rabobank, UMC Utrecht, and a booming tech scene around the Jaarbeurs area all drive demand.

The result? A city of 360,000 people with a rental market that's tighter than Rotterdam's, and nearly as competitive as Amsterdam in certain neighborhoods.

The numbers you need to know

Our clients in Utrecht spend an average of 6 weeks finding a home. That's better than Amsterdam, but still a significant period - especially if you're paying for temporary accommodation while searching.

Income requirements are strict. Most landlords ask for 3 times the monthly rent in gross salary. For a €1,500 apartment, that's €4,500 gross per month. Without this, you'll need an employer guarantee or a substantial savings buffer.

33% of our Utrecht placements come through off-market properties. Our local network of landlords and brokers gives you access to homes before they hit Funda. Learn more about our approach.

Where to look in Utrecht

Lombok & Oost

Lombok is the most multicultural neighborhood in Utrecht. Great food scene, independent shops, and a 10-minute walk to Centraal Station. Oost (Buiten Wittevrouwen, Sterrenwijk) is slightly quieter but equally well-connected. Budget €1,200 to €1,600 for a good apartment.

Wittevrouwen & Tuinwijk

These are the premium neighborhoods. Leafy streets, beautiful pre-war architecture, close to the Wilhelminapark. Popular with professionals working at UMC or in the city center. Expect €1,500 to €2,000.

Leidsche Rijn & Papendorp

The newest part of Utrecht. Modern apartments, good parking, family-friendly. Papendorp is a business park where several international companies are based. Rents are more reasonable at €1,100 to €1,500, and you get significantly more space.

What to expect from the process

The Utrecht rental market moves fast. Listings on Kamernet or Pararius get dozens of responses within hours. You'll need a complete dossier ready: ID, employment contract, payslips, and often a reference from a previous landlord.

We review every lease before you sign - Dutch rental law is complex and clauses around deposit returns, maintenance obligations, and termination notice periods often trip people up. See our full relocation packages to understand what's included.
