Why Alkmaar
Alkmaar is the last proper city before the North Holland countryside: a compact historic core, two train stations, the beach at Egmond and Bergen aan Zee within a 20 minute cycle or short bus ride, and a direct intercity that reaches Amsterdam Centraal in 35 minutes, roughly every 20 minutes all day. Since the end of 2024 there is even a weekend night train back from Amsterdam.
You keep the capital's salary and job market while paying rents a full tier lower. That combination is exactly what most of our commuter clients are actually looking for when they first say the word Amsterdam.
What the numbers tell you
Asking rents in Alkmaar run about €17 to €18.50 per square metre against Amsterdam's €28.53 in the Pararius Q1 2026 monitor. The average free-sector home rented for around €1,460 per month in late 2025, and workable one-beds still appear from about €1,100.
Two warnings belong next to those numbers. First, supply is genuinely thin: the whole city often has fewer than 50 live listings across the major portals. Second, the discount is being discovered, with studio rents up roughly a third year on year as priced-out Amsterdam renters arrive. €1,500 per month was the national median maximum budget in our intake, measured across roughly 1,550 requests. In Amsterdam that budget struggles. In Alkmaar it competes for the upper half of the market.
Where to live in Alkmaar
Binnenstad
The canal ring: gabled houses, the Waag tower, everything on foot. Apartments typically ask €1,300 to €1,800. It is the prettiest address in the city and the fastest-moving segment, so this is where preparation and same-day viewing responses decide outcomes.
Oudorp
East of the centre along the canal, mixing older streets with the new apartment projects rising in the Alkmaars Kanaal zone. Expect €1,200 to €1,600. New-build deliveries from 2026 onward make this the district where we expect the most fresh rental stock in the coming two years.
De Mare
Alkmaar-Noord's main family district: practical terraced homes, a large shopping centre, schools, and its own station. Rents of €1,200 to €1,550 for three bedrooms and a garden explain why most families end up here rather than in the centre.
Overdie
The budget entry point at €1,000 to €1,300, ten minutes by bike from the station. The district is partway through urban renewal, so quality varies street by street. We view here selectively for clients who put price first.
The Alkmaar quirk: a small, local, half-hidden market
Alkmaar's rental market is run by local players, not the international agencies you meet in Amsterdam. A meaningful share of homes is let through neighbourhood makelaars to people already on their lists, or filled before a listing goes live; we estimate around one in five Alkmaar rentals never gets properly advertised.
Tourism, for the record, is a non-issue for residents: the famous cheese market occupies the Waagplein on Friday mornings from spring to September and leaves the rest of the city alone. The real obstacle is simply being present, responsive and credible in a small market where landlords prefer certainty over the highest bidder.
