Capelle solves a specific problem: it puts you next to the Rotterdam region's eastern employment cluster without asking Rotterdam prices. The Rivium and Brainpark office parks and the Erasmus University campus sit on its doorstep, the metro runs straight through town, and the housing stock is built for people who want space rather than scene.

Where to live in Capelle aan den IJssel

Fascinatio

The newest district, built from the 2000s onward between the A16 and Capelsebrug metro hub. Modern apartments with lifts and energy labels A or B, walking distance to three converging metro lines and cycling distance to Rivium. Free-sector two-bedroom units typically list between €1,300 and €1,800. First pick for professionals and couples.

Schollevaar

The family engine of the town: 1970s and 80s terraced houses, schools, shops and an NS station of its own. Houses with gardens surface in the €1,400 to €1,800 range but infrequently, because families settle here and stay. Best suited to households planning two years or more.

Middelwatering and Oostgaarde

The central belt around the De Koperwiek shopping centre and the stops Capelle Centrum and De Terp. Mixed 1960s to 1980s apartments and row houses, usually the most affordable metro-served options in town, commonly €1,100 to €1,500. Practical rather than pretty, and fine for it.

Capelle-West

The historic dike edge on the Hollandsche IJssel, directly beside the Rivium park. Small, older stock at the lowest prices in the municipality, with genuine riverside character. Check insulation and energy costs carefully on pre-war and mid-century homes here.

The local quirk: a town about to grow a second centre

Capelle's rental market is about to change shape. In December 2025 the municipality and five developer groups signed the agreement that converts the Rivium office park into a residential district of roughly 5,500 homes over the next 10 to 15 years, with the first construction expected from late 2027. Until those homes arrive, the existing free-sector pool stays tight, and the Affordable Rent Act keeps pushing small landlords to sell rather than re-let.

In practice this means the best homes are increasingly rented before they are ever advertised, through agency networks and landlord relationships. That is the part of the market a portal alert cannot reach and where local representation earns its fee.
