Lelystad is cheap in absolute terms and getting less so fast. Pararius measured a 12.5 percent year-on-year rise in asking rents in Q2 2026, the standout figure in Flevoland, itself among the two fastest-climbing provinces at around 10 percent. Compare the levels though: Amsterdam free-sector rents averaged €28.53 per square metre in early 2026, while Lelystad rents run at roughly half that rate.

The average live listing across the city asks around €1,750 according to Huurstunt, and that figure leans on large houses. Read together, the message is simple: the discount is still large, and every quarter of waiting costs you part of it.

Where to live in Lelystad

Bataviahaven

The maritime quarter on the Markermeer, with modern apartment buildings around a working yacht harbour, terraces, the Batavialand museum and boats to the Marker Wadden. This is the one part of Lelystad with an evening scene at walking distance. Apartments ask roughly €1,250 to €1,800, and the newest energy-efficient buildings fill quickly.

Warande

The city's growth engine on the southern edge, built from the 2010s onward: heat pumps, underfloor heating and A+++ labels as standard, next to forest and the Oostvaardersplassen. Family houses ask about €1,600 to €2,100. New phases keep coming, including a roughly 800-home neighbourhood tendered in 2026, so this is where future supply lands first.

Stadshart & Theaterkwartier

The rebuilt centre around the Agora theatre, with new apartment blocks delivered through 2026 and the shortest possible walk to Lelystad Centrum station. For a five-day Amsterdam commuter this location earns its keep every single morning. Expect €1,150 to €1,550 for modern apartments.

Landerijen & Golfpark

Established 1990s and 2000s family districts in the southeast: playgrounds, schools, water features and streets where children cycle unsupervised. Houses ask around €1,450 to €1,850 and rarely stay listed for long, because this is what relocating families picture when they imagine Dutch suburbia.

The Lelystad quirk: a big city with a tiny open market

Lelystad has 80,000 residents but behaves like a small town on the rental side. Housing corporation Centrada owns a large share of all homes, owner-occupiers hold most of the rest, and the free sector is a narrow band run largely by private individual landlords.

Listings appear in ones and twos, often move through local agents or word of mouth before reaching the portals, and the recent wave of small landlords selling their properties keeps thinning the pool.
