Why Schiedam

Schiedam is where Rotterdam's rental market pressure escapes. The city sits directly against Rotterdam West, shares its metro network and reaches Rotterdam Centraal by train in under five minutes, yet existing apartments still rent for several euros per square metre less than the Rotterdam average.

Add a working economy of its own, with Huisman Equipment's headquarters, Mammoet in the Wiltonhaven and the Nolet distillery that produces Ketel One, and you get a town where internationals can live well without paying big-five-city rents. The old centre, with its canals, warehouses and the tallest classic windmills in the world, is the kind of address people assume they cannot afford. In Schiedam, many still can.

What the numbers tell you

Two numbers define this market in 2026. Rotterdam's average asking rent hit €22.78 per square metre in Q1 2026 (Pararius), while typical existing Schiedam apartments still list in the mid-teens. And Schiedam's square-metre price jumped 20.7% year on year in the Pararius Huurmonitor, one of the steepest climbs in the country, so the discount is being competed away in real time.

Supply explains both: the free-sector pool here is so small that a wave of priced-out Rotterdam tenants moves the average within a quarter. The Schieveste project will add around 3,000 apartments beside the station, but the first are not expected before 2029. For the next few years, Schiedam rewards renters who move decisively on scarce stock.

Where to live in Schiedam

Centrum

Monument buildings and warehouse conversions along the Lange Haven and surrounding canals. Best suited to couples and single professionals who want café terraces and the Friday market on foot. Expect €1,200 to €1,700 for one or two bedrooms; check energy labels carefully in pre-war buildings.

Schiedam-West

Pre-war streets between the centre and the Rotterdam border, with Parkweg metro station on line C nearby. The best price-to-location ratio in the city: apartments generally €1,100 to €1,500. Popular with commuters who work anywhere on the metro network.

Schiedam-Zuid

The quiet southern wedge near the historic harbours and the river. Comparable pricing to West but fewer listings, so it suits patient searchers rather than people on a deadline. Rewarding if you value calm over amenities.

Kethel, Spaland & Woudhoek

Schiedam-Noord is the family zone: suburban houses from the 1980s onward, the highest liveability ratings in the municipality, tram 21 into Rotterdam and quick access to the A20. Family houses list at €1,500 to €2,000 when they appear, which is not often. Move fast when one does.

The Schiedam quirk: a two-speed city

No other city this size splits so sharply. Northern districts score above the national liveability average, while Nieuwland and Oost fall under a national 20-year improvement programme, and several of the country's lowest-scoring districts lie within Schiedam's borders. The rental consequence is that the cheapest listings on the portals cluster exactly where we advise most clients not to live, and a newcomer browsing from abroad cannot see that from the photos.

Judging a Schiedam listing means judging the street, not the city. That local filter, plus relationships with the handful of agents who handle most instructions here, is where a search partner earns its fee, especially for the meaningful share of homes that let before they are ever advertised.
