Per square metre, listings hover near €19, against €22.78 in Rotterdam per Pararius in Q1 2026. Buyers see the same discount: average asking price about €375,000 in June 2026 (Huizenzoeker).
The catch is volume. In a typical week the portals carry only a few dozen private rentals for the entire town, which is why we tell clients to treat Vlaardingen and Schiedam as one search area. Expect two months of deposit as standard, and have your income documents ready before the first viewing rather than after it.
Where to live in Vlaardingen
Centrum and Oostwijk
Quays, the Grote Kerk and everything within a short walk of the Vlaardingen Centrum metro stop. Pre-war apartments mostly rent for €1,000 to €1,500. The daily shopping is covered; the evening scene is modest.
Rivierzone and Maaswijk
The regeneration zone on the Nieuwe Maas: converted warehouses on the Westhavenkade delivering in 2026 and, from late 2027, the District U conversion with 144 rental units. Modern stock at €1,300 to €1,900, the newest energy labels in town, and the river as your view. This is the district to watch if you arrive in late 2026 or 2027, because each delivery adds a batch of rentals at once.
Holy
Vlaardingen's family quarter in the north: gardens, schools and the Broekpolder nature area, with houses around €1,500 to €2,000. No metro stop of its own, so budget bus-plus-metro time for the Rotterdam commute.
Westwijk and Babberspolder
Entry-level apartments from about €950 to €1,300 near the Vlaardingen West and Oost stations. Babberspolder-Oost has been substantially renewed; other pockets remain dated. We view before we recommend, and you should too.
The Vlaardingen catch: low rents, low supply
A large share of Vlaardingen's housing is social stock that newcomers will not qualify for, so the free-sector market stays thin even though it is cheap.
