You live 20 to 30 minutes from Den Haag, minutes from a quiet North Sea coast, and inside the community your colleagues actually come from. The catch is that this market was never built for newcomers: homes change hands through local channels, listings are scarce, and hesitation costs you the house.
What the numbers tell you
Free-sector rent in Naaldwijk stood at €21.12 per m2 in the first quarter of 2026 according to Pararius, up 7.3% in a year, yet still well under big-city rates. What that buys is the story: homes let here over the past year averaged around 106 m2, roughly €1,715 per month. The same money in Den Haag typically gets a two-room apartment.
But scarcity is structural. Only about 8% of Westland's housing is free-sector rental, the municipality also needs to house thousands of the estimated 12,000 labour migrants working in its greenhouses, and mid-priced rentals keep leaving the market as small landlords sell. Every decent family house that lists gets attention from locals, cluster employees and relocating internationals at once.
Where to live in Westland
Naaldwijk
The main town and the deepest rental pool in the municipality, with shops, restaurants and the auction complex on its doorstep. Apartments run €1,200 to €1,600, family houses €1,700 to €2,200. First choice for anyone working at World Horti Center or FloraHolland.
Wateringen
The commuter village: tram 17 to Den Haag Centraal makes this the one address in Westland that works without a car. Terraced houses go for €1,600 to €2,100, and demand from Den Haag spillover is rising, so act fast here.
's-Gravenzande
A full town centre ten cycling minutes from the beach, with the Hoek van Holland metro to Rotterdam close by. Apartments from about €1,200, houses €1,600 to €2,100. Suits couples balancing coast, work and a Rotterdam connection.
Monster
The beach village behind the dunes, with Ter Heijde on the sand itself. Mostly family houses from €1,700 up to €2,800 near the coast; apartments are scarce. The pick when sea air outranks convenience.
The Westland quirk: a market that never really advertises
Westland's rental market is the smallest shop window we work with in the Randstad. A municipality of 110,000 people routinely shows fewer active listings than a single Utrecht neighbourhood, and no train station means demand concentrates hard on Wateringen and central Naaldwijk. Local letting agents here know their landlords personally and fill many homes with a phone call rather than a portal ad.
